A good rental listing answers important questions before a prospective tenant travels to view the property. Clear photos, an accurate location, and complete terms save time for landlords, agents, and renters. Whether the property is a room, apartment, house, commercial space, or short-term rental, the advertisement should be factual and easy to scan.
Describe the property clearly
State the property type, number of bedrooms and bathrooms, and the general area. Mention whether it is furnished, semi-furnished, or unfurnished. Explain useful details such as parking, water storage, air conditioning, security features, yard space, internet availability, accessibility, and whether utilities are included.
Avoid vague claims such as “close to everything.” Mention nearby landmarks, main roads, schools, shopping areas, or public transportation where appropriate. For personal security, share the exact address only with serious renters when arranging a verified viewing.
Show every important space
Use recent, well-lit photos of the exterior, living area, bedrooms, bathrooms, kitchen, entrances, parking, and shared facilities. Tidy the space before taking photos, but do not use misleading angles or hide damage. Add a simple floor plan or room measurements when available.
Make the full rental cost understandable
Display the rent, currency, and payment period together: GYD per month, per week, or per night, as applicable. Explain the security deposit, advance payment, minimum rental period, and separate charges. State whether electricity, water, internet, maintenance, or security is included. Update the advertisement promptly if the rent, availability date, included utilities, or viewing arrangements change. List what is included separately from what the tenant pays for; do not describe a utility as included unless that is the actual arrangement.

Use these prompts to collect the real facts about your property. Leave out any feature you cannot confirm, and explain important limits such as shared entrances or restricted parking before a renter books a viewing.

- How are repairs and maintenance handled?
- Are there restrictions, shared areas, or access arrangements?
- What notice and deposit terms appear in the written agreement?

View and verify before paying
Renters should visit the property, check the presenter’s authority, and review a written rental agreement before sending a deposit. Be cautious if someone refuses a viewing, creates unusual urgency, or requests payment through a difficult-to-trace method.
