Property buyers need more than a price and one exterior photo. A useful sale listing presents the main facts, shows the condition honestly, and explains how a serious buyer can arrange a viewing. Detailed information can reduce unsuitable enquiries while helping the right people recognise an opportunity.
Begin with the essential facts
Identify whether you are selling a house, land, commercial property, apartment, or another type of real estate. Include the general location, asking price and currency, approximate land and building size, number of bedrooms and bathrooms, and current occupancy. Mention road access, utilities, parking, drainage, security, and nearby landmarks where relevant.
For land, describe whether it is vacant or developed, its approximate dimensions, access, and available services. Avoid presenting estimates as confirmed measurements.
Use recent and truthful images
Photograph the exterior, entrances, living areas, kitchen, bathrooms, bedrooms, yard, and important structures. For land, show the site, boundaries where clearly identifiable, road access, and surrounding area. Do not digitally remove defects or use photographs of a different property.
Explain condition and improvements
Describe recent renovations, materials, water systems, electrical features, fencing, storage, or commercial facilities. Also disclose major issues that a buyer would reasonably need to investigate. Factual descriptions build more trust than exaggerated promises.
Help buyers prepare for a viewing

Buyers should independently verify ownership, boundaries, encumbrances, permissions, taxes, and transfer requirements.
